Change of Appraisal Notices were mailed June 4 to Cabot property owners with a change since last year in the value of their parcel. The notice advises owners of their right to grieve their property
value by a deadline of June 24.
The right to grieve one’s property value is not limited to those whose value has changed. It is the right of every property owner. This prerogative is not for the purpose of reducing the property tax bill, but to correct errors in data used to determine the property value, based on Fair Market Value at the time of reappraisal (2024 for Cabot).
The June 24 deadline is necessary because the town must meet subsequent statutory deadlines for
filing the annual grand list, developing a tax rate to support the budget approved on Town Meeting Day, mailing property tax bills and closing out the current year Grand List.
Cabot Listers ask property owners to review information at least every couple of years. Due to recent
legislative changes, the town will move to town-wide reappraisals every six years.
Changes to property values can involve knocking down a shed, aging structures or upgrading a porch.
The lister decision deadline on grievances is July 9, and grievances to Board of Civil Authority is due 14 days after the lister decision. The select board sets tax rate based on the Grand List, July 7. Tax bills are calculated and mailed no later than July 20. Listers lodge final Grand List with town clerk, July 27. Partial property tax payment is due August 20, with the final property tax payment due November 19.
